For an Idaho car wash sale, trace where fresh water comes from and where every wastewater stream goes. Pay particular attention to unattended bays, where the operator may not control what customers introduce. Then separate the wash’s actual seasonal economics from assumptions about population growth, tourism or highway traffic.

Follow the water beyond the reclaim equipment
Idaho DEQ’s vehicle-washing guidance identifies potential contaminants and pathways to surface water and groundwater, including storm drains, infiltration and subsurface systems. It specifically flags unattended coin-operated facilities because staff may not see the products used or material disposed of. This is a reason to examine operating controls, not a finding that a particular site is contaminated.
Map the drains, tanks, separators, reclaim loops, reject water and final destination. Compare the site drawing with service records and a physical inspection. If an older drain no longer serves the wash, retain the closure or rerouting evidence rather than relying on an owner’s recollection.
Idaho DEQ distinguishes surface-water discharge permits from permits for beneficial reuse of treated effluent. Internal reuse of washwater and external land application are different questions. Confirm the actual receiving route and authorization; buying reclaim equipment does not by itself approve disposal elsewhere.

| Question | Evidence | What it resolves |
|---|---|---|
| What enters each drain? | Site plan, observations and chemical inventory | Whether the file matches current activities |
| What leaves the system? | Discharge, hauling and residue records | The actual final destination |
| Who manages exceptions? | Spill, misuse and equipment-failure procedures | Continuity when the owner is unavailable |

Show how self-service controls work in practice
For an unattended format, document inspection frequency, signage, remote alerts and the response to dumping or misuse. Explain who checks the bays and how the business records incidents. A camera system helps only if someone has a defined responsibility to review and act on relevant information.
Illustrative diligence question: a seller describes a low-labor operation, but personally cleans blocked traps and responds to customer problems each evening. Put those tasks into the operating schedule and estimate replacement staffing from actual work. Calling the format self-service does not make those recurring duties disappear.
Retain contractor scope, service frequency and disposal documentation. Separate routine cleaning from investigation of a specific incident. Where the past use of the property raises questions, use a qualified environmental review of the actual records; generic industry guidance cannot clear the site.

Compare local operating conditions rather than one statewide season
NOAA’s 2022 Idaho summary describes substantial variation by elevation and location, with cold winters and generally dry summers. A Boise-area operation and a northern or higher-elevation location should not be assigned the same closure calendar, heating expense or customer season.
Explain actual freeze protection, door and heater maintenance, snow storage and downtime. For memberships, compare visits and service costs with recurring collections. For retail activity, use comparable periods and open hours. Do not treat every weak month as an unusual event.
If tourism or seasonal traffic is part of the seller’s explanation, show the evidence in the business records. Identify whether seasonal customers buy individual washes, memberships that cancel quickly or another product. A nearby recreation destination may generate passing vehicles without producing a durable recurring customer base.
Water bills should be compared with wash cycles for the same dates and units. Separate leaks, non-wash uses and closed days before describing a lower bill as an efficiency improvement. Use actual maintenance and equipment records to support the explanation.

Treat growth as a hypothesis to test against access and competition
ITD’s traffic-data resources include continuous-count information and annual products. Preserve the station, year, direction and available vehicle classification. Select an approach that can actually serve the site; a regional highway average is not a forecast of wash visits.
If a buyer is being shown an expanding local trade area, distinguish existing paying customers from proposed housing or retail development. Verify driveway rights, lawful turns, queue space and the practical route from that development. Consider competing washes in the same accessible trade area rather than treating all growth as available to this business.
A promised expansion of the tunnel or vacuums needs a separate capacity and approval review. The seller’s current authorization, staffing and water arrangements may not support the proposed volume. Keep that investment scenario outside the historical earnings presentation.

Make the owner’s operating knowledge transferable
Idaho recorded 139 employer establishments in the stored 2023 washing/detailing extract. That supports historical coverage context; it does not establish current wash throughput or search volume.
A useful first file connects the water diagram, recurring owner tasks, seasonal operating bridge and entrance plan. Resolve missing receiving-route or maintenance evidence before relying on broad claims about an easy-to-run asset. The next conversation can then focus on the documented business and the specific gaps a buyer will need addressed.

Owner questions
Does an Idaho reclaim system establish wastewater compliance?
No. Establish the final destination and applicable authorization for each stream. Internal reclaim and beneficial reuse outside the wash are different arrangements.
Why do unattended Idaho bays need special attention before a sale?
Document how misuse is detected, who responds and what work the owner performs. Unattended operation does not remove inspection, maintenance or waste-management duties.
