Your starting point

A Denver car wash sale needs separate evidence for water-service rules and wastewater acceptance. Denver Water certification is not a Metro Water Recovery discharge approval. Confirm which systems actually serve the property, use current requirements and show how weather, repairs and entrance access affect the business being sold.

Build one record for supply and another for wastewater

Denver Water’s operating rules address commercial car wash certification. Metro Water Recovery’s 2026 rules separately apply to industrial users whose wastewater enters or may enter its system directly or indirectly. A conservation-related record and a discharge-related record answer different questions.

Confirm the property’s actual providers before applying either source. Retrieve the current certification or provider determination, applicable wastewater file, plans and maintenance record. Compare the named operator and process with the contemplated transaction. Where agencies or local connectors share responsibility, record who answers each question.

Use the current rule version for the closing checklist

The 2026 Metro rules show several earlier section numbers as reserved. A seller should not build a transfer or application checklist from an older search extract without checking the current document and the actual permit. Preserve the source date beside the requirement.

Provide a brief before-and-after description of ownership, equipment, chemistry and flow. Request the applicable instructions from the responsible program, and attach its response to the sale file. Avoid assuming that a historical procedure or another facility’s permit is a current approval for this wash.

Distinguish repaired hail damage from remaining reliability work

Colorado’s NOAA summary gives regional context for hail, winter and flood concerns. At the Denver property, assemble actual loss reports, contractor work, insurance recoveries, inspections and operating interruptions. Do not assign a regional event to the site without supporting records.

Illustrative review: the canopy repair is complete, while a damaged control intermittently stops the tunnel. Keep the completed building work and remaining equipment fault on different lines. A buyer needs both the repair history and the plan for dependable operation after closing.

Reconcile winter member visits and retail sales with open hours, heat, chemicals and labor. Explain the practical shutdown and restart method. A busy clear day after a storm does not establish the normal monthly earnings pattern.

Keep projected traffic and proposed expansion outside current results

CDOT’s Traffic Data Explorer separates annual-average traffic, future traffic and station information. Use an observed count for the correct approach when describing current exposure, and label any projection. Then confirm the entrance, median, queue and shared-access rights.

If the buyer intends to expand lanes or add equipment, identify assumptions about connections, access and landlord consent. Present the current business and the proposed project with separate costs and conditions. This helps compare offers that depend on different future approvals.

  • Verify the actual water and wastewater providers.
  • Use current requirements and facility-specific correspondence.
  • Reconcile repairs with remaining equipment issues.
  • Separate present earnings and access from an expansion scenario.

Owner questions

Does Denver Water certification also approve wastewater discharge?

No. Establish the applicable water-supply requirements and the receiving wastewater system’s requirements separately. Confirm the providers serving the actual property.

Can a Denver buyer’s expansion plan support today’s asking price?

It can be evaluated as a scenario with documented costs, rights and approvals. Keep it separate from current earnings and compare offers according to their conditions and execution requirements.
