Your starting point

For a Fort Lauderdale car wash sale, assemble current flood-map records, the actual storm and repair history, and the approvals tied to the site’s water path. Then show whether road closures affected access or earnings. Broward records, city approvals and the serving utility answer different questions; a single permit search cannot settle the whole sale file.

Build the approval file across the county, city and utility

Broward’s environmental program distinguishes construction review from operating licenses and other regulated activities. Start with what the wash actually does: where water enters, where washwater leaves, what is stored on site and what the buyer wants to change. Have the responsible agencies confirm the applicable records for that operation.

The city’s George T. Lohmeyer treatment plant serves Fort Lauderdale and several neighboring communities, including parts of others. That regional arrangement does not identify the customer account or approve a particular wash discharge. Match the parcel, sewer connection and serving utility to the documents in the sale file.

Use ENVIROS to locate environmental records, then obtain the underlying approvals and correspondence. The county warns that its online information is limited. Keep a missing record as an open item until it is resolved; an empty search result is not proof that there were no inspections, complaints or enforcement issues.

  • Record the property address, parcel identifier, operating entity and prior business names.
  • List each approval’s holder, scope, renewal date and the authority to contact about ownership changes.
  • Compare approved equipment and drainage plans with the current installation and the buyer’s proposal.

Use the current map record, then investigate the actual site

Broward’s currently linked flood-map guide identifies July 31, 2024 as the effective date of its newer FEMA maps and distinguishes superseded 2014 mapping. Do not rely on an old sales packet or an undated screenshot. Retrieve the applicable effective panel and subsequent map changes for the property when preparing the transaction.

Keep the map date, panel, relevant elevation information and any elevation certificate together. Ask the floodplain professional to explain how those records apply to the buildings, equipment and access route. A parcel viewer can summarize information across a site; it should not be treated as a survey of the tunnel entrance or electrical room.

Separate what a map says from what the owner observed. Preserve dated photographs, repair records and the location of affected equipment. If the file contains conflicting map labels, resolve the discrepancy with the responsible floodplain office and FEMA records before using it in a buyer presentation.

Explain recovery without erasing the interruption

The NWS Miami archive includes Fort Lauderdale’s April 12, 2023 extreme rainfall and flooding and the June 11–13, 2024 urban flooding event. These references help identify periods to examine. They do not establish that this wash flooded, closed or lost customers, and they do not replace its operating records.

A storm event file for the sale discussion
QuestionEvidence to preserveWhat remains to explain
Was the wash operating?POS timestamps, opening hours and closure notesSeparate reduced visits from hours when service was unavailable.
What was damaged or replaced?Photos, invoices, permits and completion recordsIdentify unfinished work, warranties and equipment still needing attention.
How did cash move?Repair payments, claim receipts and accounting entriesReconcile timing and treatment with the accountant.
Can a buyer continue operating?Current condition, continuity plan and insurance reviewObtain the buyer’s own coverage and operating assumptions.

A completed repair can resolve a condition question while the historical closure still belongs in the earnings explanation. Have the accountant assess any proposed adjustment, keeping insurance proceeds and repair costs visible. Do not add back an imagined amount of lost revenue or treat a regional weather event as automatic justification for a higher earnings figure.

Separate temporary roadwork from permanent access rights

Fort Lauderdale’s maintenance-of-traffic page links LauderStreet closure information and resources for identifying city, county and state road jurisdiction. It also describes review for work in city right-of-way. Use the record that matches the road and activity; a city address does not make every nearby road a city responsibility.

For a material closure, save the project identifier, affected dates, detour and the entrance customers could use. Compare that period with actual transactions and open hours. A temporary traffic plan does not establish the recorded driveway or shared-access rights that a buyer will need after construction ends.

Walk the approach with the site plan: turning movements, queue storage, neighboring entrances and the exit all matter. Keep observed access problems separate from forecasts about a project’s benefits. The useful seller question is which route and operating conditions the buyer can verify, not how much traffic passes elsewhere in the corridor.

Choose the next step from the unresolved evidence

Before a confidential introduction, summarize the property and lease scope, the largest unresolved approval or repair, and the months affected by interruptions. Keep detailed claims, customer information and sensitive operating records for the appropriate diligence stage. An initial discussion can identify the preparation work without exposing the business publicly.

If a document is missing, assign a specific next action: obtain the underlying agency file, reconcile an accounting entry or confirm a proposed change in operation. A clear open item with an owner and supporting records is more useful than a general assertion that all permits and storm issues are handled.

Owner questions

Can a Broward permit search prove my Fort Lauderdale wash is ready to transfer?

No. Use it to locate records, then review the actual approvals, holder and operation with the relevant county, city and utility contacts. ENVIROS identifies limits to the information available online.

Which flood-map date should a Fort Lauderdale seller check?

Broward’s linked guide identifies maps effective July 31, 2024 and distinguishes older 2014 mapping. Verify the effective panel and any later map changes for the actual property when preparing the sale.

Should storm-related lost sales be added to earnings?

Do not insert hypothetical revenue. Document closures, actual sales, repairs and insurance receipts, then have the accountant assess any supported adjustment and its treatment.
