Start a Florida car wash sale with three reconciled files: earnings across wet and dry periods, property and storm history, and water and wastewater approvals. Buyers need to understand what survives a change of owner, how interruptions affect cash flow and whether the site can support the proposed operating plan.

Florida has scale, but your trade area sets the story

Census County Business Patterns reports 1,668 Florida employer establishments in the car wash industry for 2023, behind California and Texas. The count helps explain why Florida deserves focused research. It includes establishments classified in NAICS 811192, including washing and detailing operations; it is not a tunnel count or a measure of vehicles washed. Businesses without paid employees are outside this dataset.

A suburban membership tunnel, a coastal full-service wash and an inland self-service property can have different customer habits, labor requirements and capital needs. Describe your wash format, ownership of the land, hours, service mix and the streets customers actually use. Build the competitor list from verified operating addresses and dated planning records, distinguishing an application from an open site.

Show the wet season in the earnings

The National Weather Service describes a distinct rainy season in West Central and Southwest Florida and a wet/dry seasonal pattern in East Central Florida. Those regional patterns are useful context, not a forecast for your wash. Match local weather observations with your own transaction dates and closure log before attributing a sales change to rain.

Prepare at least two complete annual cycles where records permit. Show retail paid washes, membership cash collections, member visits, refunds and operating hours separately each month. A rainy month can change visits without changing subscription collections in the same proportion. Cancellations may emerge later, so examine the months following the disruption as well.

If you describe a winter visitor effect, prove it with the business records: seasonal pauses, plan reactivations, customer-origin summaries or documented fleet activity. Tourism headlines do not establish recurring revenue for a particular site. Keep customer-level data confidential and use aggregated evidence for early discussions.

Turn storm history into a clear property file

Assemble a dated history of wind, flood, power-loss and access interruptions affecting the property. Separate physical damage from lost operating time. Include repair invoices, equipment replacement records, open claims, inspections and the date the wash returned to normal operation. An event that shut the approach road can matter even when the tunnel stayed dry.

Ask the insurance adviser to review the actual commercial property, flood and business-income forms, deductibles, exclusions and renewal terms. Give the buyer enough information to obtain a quote for the proposed ownership and use. The seller's premium and limits are not a promise of the buyer's coverage. Treat unresolved claims and uncompleted repairs as specific negotiation items.

Keep storm receipts separate from repeatable earnings

A storm file becomes more useful when it connects the interruption to the accounts. Identify where an insurance receipt was booked, which repair invoices were expensed and which replacements were capitalized. A claim submission, an insurer payment and the cost of restoring the wash are different records. Ask the accountant to reconcile them before proposing an earnings adjustment.

The $54,000 is one step in an illustrative bridge, not normalized EBITDA or a forecast of the next owner’s results. It still includes the illustrated repair expense. Review whether an expense is unusual, reimbursed or part of recurring maintenance, and keep replacement capital visible. Do not count both a reimbursement and a claimed recovery of the same cost as separate recurring benefits.

Insurance coverage depends on the actual causes of loss, forms, limits and conditions. This accounting example says nothing about whether a particular closure is covered or whether a claim will be paid. Use the complete period, including weak operating days, so the buyer can follow the evidence.

Identify the actual water and wastewater authorities

Florida has five water management districts, with some counties split between districts. Start with the parcel and service accounts, not a city name. The water supplier, wastewater utility, regional district and permitting agency may have different responsibilities. Obtain the current restriction order from the applicable authority when preparing the sale.

Florida DEP lists a conditional general permit for car wash systems under Rule 62-660.803. Do not describe the facility as automatically covered because it has a reclaim tank. Trace the actual treatment, disposal and recycle system against its approval documents. A sanitary-sewer discharge also raises questions for the receiving utility and pretreatment program.

  • Collect water and sewer bills, meter identifiers and the reclaim-system service history.
  • Locate the approval or permit, inspections, sampling records and any unresolved notices.
  • Document where reject water, filter backwash, sludge and stormwater go.
  • Ask the responsible authority what the contemplated owner or entity change requires and retain the response.

Explain how cars reach the pay station

Use FDOT traffic resources for the relevant road segment and count year, then review the driveway and median configuration. A busy road is only useful to the wash when customers can see, enter, queue and leave the site. Opposite-direction traffic may face a long detour; a frontage road may operate differently from the highway beside it.

Check the access permit, cross-access easements, turn restrictions and dated road-project plans. Record peak queues without blocking the public road. A proposed widening or median change belongs in the buyer file with its current approval status, not as an assumed improvement in future sales.

What to resolve before going to market

  • Reconcile the monthly weather and membership story with the financial statements.
  • Get unresolved storm repairs and near-term equipment work scoped and priced.
  • Confirm land ownership or lease terms, utility service and the transfer questions.
  • Prepare an anonymized overview first; release identifying property and operating records in a controlled diligence process.

Use these findings to decide whether to sell now, complete a defined repair first or gather another clean reporting period. The useful question is which uncertainty changes the buyer's price or ability to close. A large state market does not create a defensible multiple for an undocumented business.

Owner questions

Does Florida weather make a car wash worth more?

Weather alone does not establish value. Show how seasonal conditions affect paid washes, subscription retention, downtime and costs at your site. A buyer can then evaluate sustainable earnings alongside property, equipment and transfer risks.

Should I repair hurricane damage before listing?

Obtain a documented scope, cost and timing first. Completing a repair may remove a financing or insurance obstacle; a buyer may also negotiate to complete it. Compare the choices using actual estimates, claim terms and advice from the relevant professionals.

Can a buyer use my existing water approvals?

Do not assume they transfer. Identify each approval, the named operator and the actual discharge route, then confirm change-of-owner or entity requirements with the issuing agency and serving utility.
