Your starting point

For a Texas car wash sale, establish the property's water supply, lawful wastewater route, equipment condition and practical road access before defending a price. Explain weather at the local level: North Texas freeze and hail exposure is a different diligence problem from a Gulf Coast flood history or a dry western trade area.

In this market guide

A large market with different operating regions

The 2023 Census employer dataset counts 1,858 Texas establishments classified as car washes, the second-largest state count after California. The figure measures establishments with paid employees in NAICS 811192. It does not identify how many are express tunnels, how much each washes or whether any owner is selling.

Use statewide scale to orient the discussion, then move to the trade area. Identify the relevant suburb or corridor, service format, nearby verified competitors and whether the parcel includes fuel, a convenience store or another business. Separate shared payroll, utilities and property costs before presenting stand-alone wash earnings.

Make wastewater and grit-trap records easy to follow

TCEQ separates water supply, wastewater and waste handling in its car wash guidance. It warns that a wash using a private well may qualify as a public water system. That is a classification question to resolve with TCEQ, not a conclusion to draw from private ownership. Where there is no sewer access, the agency says another authorization is needed to discharge dirty water.

Draw a simple flow diagram from supply through wash equipment, reclaim treatment, traps and final discharge. Attach the utility or agency correspondence that supports each step. Include the permit holder, expiration dates, inspections and unresolved notices. Ask about the proposed buyer's operating plan if it changes throughput, chemicals or equipment.

TCEQ separately addresses grit-trap waste and registered sludge transporters, with distinctions for dry waste. Keep pumping tickets, transporter details, service frequency and disposal records together. A clean equipment room on tour does not answer where accumulated waste has gone over the last several years.

A utility bill proves a billed service; it does not establish the approval for every discharge. Likewise, a trap-cleaning invoice should lead to the transport and disposal records, rather than end the inquiry. Mark a missing document as unresolved and identify who will obtain it. TCEQ distinguishes dry grit-trap waste from liquid waste for transporter registration, so do not describe all removed material as the same waste stream.

Separate a difficult weather period from recurring costs

The NWS Dallas/Fort Worth climate narrative documents the North Central Texas setting, including freezes and severe weather. Use it for that region, not as a climate description for all Texas. Match station data to your own closure and repair dates. For a coastal property, assemble its own flood and storm history rather than borrowing a Dallas analysis.

Document burst-pipe repairs, freeze protection, hail damage to roofs or canopies and power interruptions when they occurred. Separate a one-time repair from routine maintenance and from uncompleted capital work. Lost sales are not automatically an earnings add-back: show actual results and a clearly labeled sensitivity case, with the accountant explaining any proposed recast.

Compare complete periods using paid transactions, membership collections and operating hours. If a new canopy, upgraded drainage or backup power is proposed, get an installed quote and a realistic operating benefit. A buyer should be able to distinguish completed mitigation from a plan that still needs funding.

Frontage visibility is different from usable access

TxDOT provides traffic maps and STARS II data with daily, hourly, directional and historical detail. Identify the station and count period that relate to the customer approach. A freeway count should not be presented as cars passing the pay-station driveway on a frontage road.

Check one-way frontage movements, median restrictions, return routes, shared driveways and queue storage on the actual site. The statewide planning map can surface planned projects, but the map is not a survey or evidence of an easement. Obtain the recorded access documents and contact the responsible road authority for a proposed change.

Build a sale file around the actual business

  • Reconcile POS, membership billing, deposits and financial statements by site.
  • Separate the wash from fuel or retail operations if expenses are shared.
  • Collect water approvals, trap service records and equipment condition evidence.
  • Resolve the lease or real-estate scope, driveway rights and material deferred work before soliciting price opinions.

An express tunnel with a measured operating history and a self-service wash with incomplete cash records need different preparation. Select an earnings basis appropriate to the owner's role, show replacement labor honestly and keep property assumptions visible. Do not convert a statewide establishment count into a valuation multiple.

Owner questions

What water records will a Texas car wash buyer request?

Expect supply and wastewater authorizations, utility bills, a system diagram, reclaim maintenance and grit-trap service or disposal records. The applicable agencies depend on the supply source and discharge route.

Can I add back revenue lost during a freeze?

A missed sale is not an expense recorded in the accounts. Present actual results first and a separately labeled scenario if useful. An accountant should evaluate any recast and its support.

Does highway frontage justify a higher price?

Only site evidence can support the business benefit. Verify customer access, turn movements, queues and traffic at the relevant approach, then connect those facts to operating performance.
