Your starting point

A Fort Myers seller should reconcile storm and repair history with the site’s actual permitting authority and utility service. Show which work is complete, which approvals or inspections remain open, and how restricted operation affected the accounts. A Fort Myers mailing address does not by itself establish City of Fort Myers jurisdiction or Lee County Utilities service.

Verify the boundary before assembling the permit file

The City of Fort Myers building division provides a city-boundary lookup alongside its permitting and inspection resources. Use the parcel and approved records to determine which authority handles the site. A contractor’s office address or a postal city name is not a reliable substitute.

Keep a separate utility identification: water supplier, wastewater provider and account holder. Lee County Utilities has its own industrial pretreatment process. Do not submit the county’s requirements as proof of the arrangements for a site served by the city or a different utility.

Distinguish repaired equipment from completed site work

Fort Myers’s building review addresses flood and hurricane provisions, while its site division handles matters including drainage, utilities and driveways. A replacement pump, a roof repair and a change to drainage can therefore leave different records. Start with what work actually occurred and obtain the applicable permit and inspection history.

Explain the months after a disruption as well as the closure

Build an operating timeline with complete closures, partial service, equipment restrictions and the date normal operation resumed. Match it to monthly receipts, member collections, refunds, repair expense and insurance entries. Do not describe the first reopened day as proof that capacity and customer behavior had fully recovered.

Illustrative Fort Myers case: a wash reopens its tunnel while vacuums remain unavailable and the service package is discounted. The seller should show the package change, actual receipts and restoration date. Adding back an estimate of undiscounted sales would replace recorded history with an assumption. Keep any recovery scenario separately labeled and explain what would need to happen.

Also track the following months. Reinstated memberships, continued pauses and cancellations create different patterns. A claim payment can improve cash while the trading operation remains weaker, so show claim receipts separately from repeatable customer earnings.

Use the receiving utility’s operating description

Lee County Utilities states that businesses producing non-domestic wastewater for its system must submit a Business Waste Survey. For an LCU-served wash, locate the survey and response and check whether the operation still matches them. That instruction does not determine the requirements for a City of Fort Myers-served property.

Describe reclaim equipment, separators, chemicals, wastewater routes and outside waste removal. If the seller cannot locate the response, record that gap rather than labeling the wash approved from a water bill. Ask the actual authority how the proposed buyer and any process changes should be handled.

Compare the approved layout with how customers use it

The city site-permitting division reviews drainage and driveway modifications. When those matters fall within city jurisdiction, obtain the relevant plan, permit status and completion record. Then check how cars enter, queue and leave during the busiest actual operating period.

Document any neighboring land used for circulation, shared drainage arrangements or signs controlled by a landlord. A buyer acquiring only the operating business needs to understand which rights come through the lease and which require another party’s consent. An informal practice should not be described as a recorded property right.

Decide which repair question deserves attention first

  • Confirm city or county jurisdiction and each utility provider.
  • Reconcile actual work with permits, inspections and agency responses.
  • Prepare the closure, partial-service and recovery timeline.
  • Get estimates for unfinished work and identify its effect on operations or transfer.

Use the resulting schedule to compare finishing a defined item before marketing with disclosing and allocating it in a transaction. The right choice depends on the actual obstacle, financing and agreement; a blanket promise to repair everything can spend money without resolving the buyer’s main concern.

Owner questions

Does a Fort Myers address mean the city handles my permits?

No. Check the parcel’s jurisdiction using the city boundary and property records. Postal names and permitting boundaries are not interchangeable.

Can I use Lee County’s wastewater survey for every Fort Myers wash?

Apply the process of the receiving utility. The LCU survey describes county-system requirements and should not be assumed to govern another provider.

Should a reopened wash exclude the recovery period from its financials?

Show the full period, including partial operation and recovery. Explain the events with records and keep hypothetical adjustments separate from actual revenue.
