Michigan owners should explain both sides of winter: the customer activity the wash actually serves and the conditions that interrupt service or raise costs. A credible sale file reconciles seasonal transactions, member behavior, heating and maintenance with property, wastewater and lease evidence.

A substantial employer market, with local weather differences
Census County Business Patterns counts 668 Michigan car wash employer establishments for 2023. The NAICS 811192 classification covers multiple washing and detailing models and excludes nonemployer businesses. It is a concentration measure, not a count of acquisition opportunities or annual washes.
National Weather Service material describes the local variability of lake-effect snow. Michigan DOT and State Police also describe winter road conditions and treatment. These sources establish context; they do not prove that every snow event creates profitable demand at your site.

Connect road conditions to actual customer behavior
If removing winter road residue is part of your customer proposition, demonstrate what customers buy and when. Compare paid transaction counts, average ticket, underbody or package selections where recorded, member visits and collected subscription revenue. Do not infer a financial premium merely because roads are treated during winter.
A post-storm queue can be visually impressive while concealing several closed days or overtime costs. Report the complete event window and full monthly financials. Compare like periods with notes for price changes, promotions, equipment outages and a new competitor opening. Those explanations make the analysis useful to a buyer.
Memberships need their own bridge: opening paid accounts, additions, cancellations, failed payments, pauses and closing paid accounts. Increased winter visits can change service costs without producing another monthly subscription payment. Review contribution after those costs rather than equating visits with new sales.
Put winter readiness into the equipment schedule
List heaters, doors, pumps, exposed plumbing and drainage components with service dates and unresolved issues. Explain the procedures used before a freeze, during a closure and when reopening. Have the equipment specialist identify needed work and separate immediate repairs from future replacement.
Keep customer access and employee working conditions in the review. The file should address snow storage, plowing agreements, walking surfaces, drainage and the route back onto the road. Written procedures are useful only if the staffing, equipment and budget needed to follow them are also present.
If the seller personally monitors overnight conditions or responds to every equipment alarm, explain that role. A buyer may need paid replacement coverage. Omitting that work can make an apparently passive wash look more profitable than its actual operating model.
Verify the system beneath the wash floor
Michigan EGLE's Water Resources Division provides the routes to surface-water, groundwater and wastewater permitting information. Establish whether wash water reaches a sanitary system or another authorized destination, then identify the relevant authority and documents for the actual installation.
Gather the system diagram, utility accounts, treatment or trap service, permits and inspections. Separate the wash-water path from site drainage and snowmelt. Ask about proposed equipment changes and the ownership transition; a general state resource is not confirmation that a particular system is compliant.

| Destination to verify | Relevant program question | Record that belongs in the file |
|---|---|---|
| Municipal treatment plant through a sanitary sewer | What local pretreatment approval and conditions apply? | Receiving-system confirmation and applicable discharge correspondence |
| Surface water, including a route through a storm sewer | What NPDES authorization applies to the actual discharge? | Verified outfall route and agency determination |
| Ground or groundwater | What groundwater-discharge requirements apply? | System design, actual disposal method and EGLE determination |
EGLE explicitly distinguishes a sanitary sewer leading to municipal treatment from a storm sewer: the storm-sewer route is considered direct discharge, not treatment-plant service. Its groundwater program is a separate route for evaluating discharges to ground or groundwater. These are review categories, not approved disposal options for your wash. Have the qualified reviewer trace the actual pipes and destination before choosing the applicable file.
For example, a seller may have a municipal water bill while being unable to identify where a floor drain leads. The bill answers the supply question only. Keep that drain’s destination unresolved until supported by plans, field verification and the appropriate authority. Do not test a route by releasing wash water into an unverified drain.

Show what a buyer will inherit

| Operating question | Evidence to collect | Useful distinction |
|---|---|---|
| Winter performance | Monthly sales, costs and event log | Demand versus net earnings |
| Continuity | Freeze procedures and service records | Documented process versus owner dependence |
| Memberships | Paid accounts, visits and cancellations | Collected revenue versus usage |
| Property and discharge | Lease or title, system diagram and approvals | Physical equipment versus operating rights |
Use the completed file to prioritize work before launch. A documented maintenance plan can be more useful than a broad claim that the wash is winter-ready. If a material approval, repair or lease issue remains open, assign a specific next step and discuss how it affects timing with the appropriate adviser.
Owner questions
Does road salt automatically increase a Michigan car wash valuation?
No. It is operating context. A buyer needs evidence of actual sales, customer retention, capacity and costs before attributing additional sustainable earnings to winter demand.
How should I present a mild winter?
Show the recorded results, compare multiple complete periods where available and identify other changes in pricing, competition or operations. Do not replace actual earnings with a preferred-weather assumption.
What if the owner handles all overnight freeze protection?
Document the tasks and time commitment. Price realistic replacement coverage with a buyer or adviser so the operating model does not depend on uncosted owner work.
