Your starting point

Start a North Las Vegas car wash sale with the actual water and sewer accounts, the city pretreatment file and evidence of how the wash uses purchased water. Then connect those records to earnings and customer access. Southern Nevada conservation messaging alone does not establish a site’s permit status, reclaim efficiency or repeatable cash flow.

Identify the utility relationship before promising a handoff

North Las Vegas Utilities describes water, wastewater and garbage service within the city and water service to portions of unincorporated Sunrise Manor. That distinction matters when a seller describes a property loosely as being in North Las Vegas. A provider name on the water bill is not, by itself, proof of municipal boundaries or the sewer authority.

Create a one-page account schedule showing the service address, legal operating entity, provider, meter identifier and billing units. Include separate irrigation or shared-building meters. Ask each provider what information the buyer must supply and how final readings, deposits and balances will be handled. Keep the response with the closing worklist.

If the wash is leased, compare the lease’s utility obligations with the accounts actually being paid. A landlord-reimbursed charge can otherwise appear twice in a buyer’s expense model. If the property is included, identify who owns private lines and any shared-service rights before representing the site as independently serviced.

Make the pretreatment history easy to verify

The city specifically includes car washes among facilities that must install, use and maintain equipment to remove pollutants before wastewater enters the collection system. Its program also describes an Environmental/Wastewater Survey covering onsite chemicals and protective measures, followed by inspections and permit activity. Obtain the determination and conditions for your facility; the overview does not assign every wash the same permit classification.

Gather the submitted survey, issued permit or other written determination, inspection correspondence, cleaning records and any required sampling results. Match the equipment named in the file to what is installed. Note changes in detergents, equipment, wash formats or discharge routing since the last review.

A clean equipment room is helpful on a tour, but a buyer also needs evidence that recurring work is being performed. Reconcile interceptor or separator service invoices with the expense ledger. If a notice remains open, show the actual correction plan, its cost and the responsible party. Ask the program how the proposed owner or operator change affects the file.

Support water-efficiency claims with the wash’s own numbers

SNWA’s Water Smart Car Wash materials describe commercial water conservation and participating businesses. Participation is useful context, but it does not establish how many purchased gallons your facility uses per wash. Keep program participation and equipment performance as separate evidence.

Illustrative example using invented figures: a wash purchases 330,000 gallons while recording 11,000 completed washes, or 30 purchased gallons per wash. A later period shows 300,000 gallons and 12,000 washes, or 25 gallons per wash. That improvement needs explanation before it becomes a claimed saving.

Check billing-period length, leaks, irrigation, meter corrections, wash-program mix and reclaim bypass periods. Membership billing transactions are not completed wash counts. Compare the actual water and sewer charges as well as gallons; a lower physical ratio does not ensure a proportionate reduction in the combined bill. Include recurring filters, chemicals, labor and repair costs when evaluating the benefit.

Show how nearby drivers become customers

For a North Las Vegas owner, a regional traffic story is only a starting point. Draw the legal customer route from each approach, including median restrictions, shared driveways, pay-station stacking and the exit. Attach dated count locations if traffic counts are used, so an offsite intersection count is not mistaken for cars passing the entrance.

Separate retail transactions, membership redemptions and contracted fleet activity. A nearby employment or industrial area is not evidence of fleet revenue without actual agreements and payment history. Present aggregated customer patterns without exposing personal information in early marketing materials.

If heat, a dust event or a temporary access restriction affected a particular month, annotate the operating log with actual dates, open hours and resulting wash counts. Avoid converting a short rebound into a year-round growth forecast. The buyer should be able to distinguish demand, availability and pricing effects.

North Las Vegas sale preparation file
Seller recordQuestion to resolveWhy it matters to the sale
Utility account scheduleWhich provider serves each meter and discharge connection?A workable account handoff and accurate expenses
Pretreatment determination and service historyDoes the current operation match the reviewed process?Scope of unresolved work and continuing obligations
Purchased gallons and completed washesAre periods and operating conditions comparable?A supportable efficiency explanation
Site plan and access recordsCan drivers lawfully reach and queue at the wash?A realistic view of customer capture
Revenue mix and closure logHow much depends on memberships, fleets or unusual events?Repeatable earnings rather than an exceptional month

Prioritize missing records that could change price, financing or the buyer’s ability to operate. A seller can prepare this file while the sale remains confidential; it does not require a public listing or disclosure of customer-level data. Use the Nevada guide for broader state context and this local file for questions tied to the actual property.

Owner questions

Does a North Las Vegas water bill prove the wash is inside city limits?

No. The utility also describes water service in portions of unincorporated Sunrise Manor. Confirm the property jurisdiction, water provider and sewer authority separately using the service address and actual records.

Does Water Smart participation prove my reclaim system’s savings?

No. Present the participation record separately from metered consumption, completed wash counts and equipment maintenance. The operating evidence must support any claimed saving.

What should I prepare before contacting a North Las Vegas car wash broker?

Start with financial statements, the utility account schedule, pretreatment correspondence, approved site layout and revenue mix. Flag unresolved items so the first conversation can address readiness, timing and valuation evidence.
