Your starting point

A Montana car wash seller should connect the wastewater authorization to the operating business and document who will manage it after closing. Then explain the site’s own winter costs and seasonal customer mix. Mountain tourism, a highway location or a reclaim system can raise useful questions, but none substitutes for operating records.

Match the drain route to the actual authorization

Montana DEQ’s groundwater program distinguishes domestic and non-domestic wastewater and describes site-specific permitting. Its jurisdiction also has limits, including federally recognized Indian lands. Establish the responsible authority for the parcel rather than assuming that a state form, a septic record or a mailing address settles the question.

Trace bay drains, separators, reclaim equipment and the final destination of residual water. Keep restroom wastewater separate in the drawing. A domestic system record does not demonstrate permission for the wash’s commercial discharge. If water enters a sewer, identify the receiving utility and its acceptance conditions; if it goes elsewhere, retrieve the actual authorization and approved operating description.

A buyer considering additional bays needs a second discussion about capacity and proposed discharge changes. Present the existing business on its documented terms first. Equipment capacity in gallons per minute is not proof that the receiving system or authorization accommodates the same increase.

Transfer the operating responsibilities as well as the files

DEQ’s FACTS system manages wastewater and stormwater permits and provides separate instructions for organizations, contacts and signatory authority. That administrative access should be included in the handover plan. An account change alone does not demonstrate that the agency has approved the ownership or operating change.

Ask the relevant program for current instructions tied to the facility and proposed transaction. Record who requested guidance, what was submitted and what remains outstanding. If the real estate and operating business will have different owners, identify which entity will hold each responsibility before the purchase documents are finalized.

Separate mountain and plains operating patterns

NOAA’s 2022 summary describes substantial climate variation across Montana: the western mountains and the central/eastern plains have different seasonal conditions. Use the wash’s location and actual records to explain winter operation. A statewide climate average does not establish its number of closed days or heating bill.

Assemble monthly collected revenue, retail washes, membership visits, open hours, heating, repairs and snow-service expense for complete years. A busy winter day can produce substantial usage from existing members without an equivalent increase in collections. Show the cost of serving those visits and whether recurring billing and retention remain stable.

Illustrative reconciliation: a heater failure closes two bays during a cold spell. Identify the failed equipment, dates, repair invoice and actual sales. Separate ordinary annual maintenance from the specific failure. A replacement that improves the asset is also different from an operating expense; let the accounting review determine the appropriate treatment instead of adding back the whole winter.

Test tourism and highway claims against usable access

MDT provides separate traffic-segment, AADT, detailed MS2 and continuous-count resources. Preserve the station and observation period behind any figure used in the sale presentation. Where seasonal detail exists, compare it with the wash’s same-period transactions rather than treating annual average traffic as a summer peak.

For a recreation-oriented corridor, examine the service customers actually purchase: occasional retail washes, a fleet arrangement or memberships that remain active beyond the visitor season. A vehicle passing a mountain destination is not automatically a wash customer. Document vehicle fit, lawful turns, queue space and the route from the relevant approach.

For a Billings, Great Falls or other commuter-oriented site, use the actual entrance and direction of travel. Keep future road or development proposals separate from observed demand. If access depends on a shared drive or private agreement, give the buyer the executed document and identify any consent requirement for qualified review.

Make remote service and owner availability understandable

If the owner performs emergency repairs because a specialist is far away, document the actual callout history, parts stock and contractor response. Do not describe the operation as low involvement while excluding the owner’s travel and maintenance hours from the earnings discussion.

Before the first confidential call, identify the wash format, property arrangement, water route and biggest unresolved continuity issue. The useful next step is a prioritized document request, not a generic statewide price multiple. Keep identifying financial and site files in a controlled sale process.

Owner questions

Does a Montana septic approval cover car wash wastewater?

Do not assume so. Identify the commercial discharge route, responsible authority and actual approval; domestic wastewater records alone do not establish washwater authorization.

What should a Montana seller include for a winter earnings review?

Use complete monthly revenue, visits, open hours and operating costs. Support individual interruptions with dated records and separate them from recurring winter expenses.
