For a New Mexico car wash sale, verify the right to use the water as carefully as the equipment that consumes it. A domestic well permit does not establish permission for commercial car washing. Connect the water-source and wastewater records to actual wash cycles, seasonal costs and the access a buyer can operate after closing.

Verify the authorized use behind the water supply
New Mexico’s domestic-well rules restrict the uses available under those permits and expressly distinguish commercial activity such as car washing. An operating well, an equipment invoice or ownership of the land does not by itself establish the water authority needed by the business.
For a utility-served wash, gather the service agreement, meter identity, account classification and any relevant capacity or operating conditions. For a well-served wash, obtain the actual permit and water-right records, allowed use and quantity, reporting history and the documents a qualified adviser needs to review the proposed transfer.

| Supply | Evidence to assemble | Sale question |
|---|---|---|
| Utility service | Account, meter, service terms and restrictions affecting operations | Can the buyer continue the same service and use? |
| Well supply | Actual right or permit, authorized use and quantity, relevant records | Does the authority cover this commercial operation? |
| Proposed expansion | Demand estimate and separate source/capacity review | What remains an unapproved investment scenario? |
Illustrative warning sign: a property package contains a domestic-well document while the sale narrative describes a commercial wash. Flag the mismatch for the State Engineer and qualified counsel. Do not present it as resolved merely because the wash has been operating for years.

Keep water supply and wastewater authorization separate
NMED’s groundwater program describes discharge permitting for specified commercial and industrial operations, including those not served by sanitary sewer. Water-supply authority and wastewater approval answer different questions. A sound file identifies both, along with the municipality or receiving facility where relevant.
Trace reclaim bleed-off, reverse-osmosis reject water, floor drains, residue and hauled material. Identify the actual destination and the capacity of storage or treatment. Keep the current authorization, renewal correspondence and operating obligations with that diagram so a buyer can see how the physical system matches the paperwork.
If the business uses a hauling arrangement, document the destination and receiving acceptance rather than only the transporter’s bill. If it proposes a different disposal or reuse method after sale, treat that change as a separate review. A lower-cost proposal is not an existing earnings benefit until its feasibility, permissions and cost are established.

Explain dry periods, summer rain and elevation differences
NOAA’s 2022 New Mexico summary describes an arid to semiarid climate, large elevation differences and a summer monsoon influence. A desert location and a higher-elevation northern location can have different winter and seasonal operating patterns. This historical context does not identify the current restriction or water availability at a particular site.
Use the wash’s actual monthly records to connect dry or dusty conditions with customer activity and the cost of cleaning and maintenance. Compare freshwater quantities with wash cycles over the same period. Changes in product mix, leaks, equipment settings or open days can distort a simple comparison of utility bills.
For a membership operation, show collections, cancellations, visits and costs together. For a retail-heavy site, explain ticket counts and average collected price separately. A busy period does not necessarily improve profit if it requires more labor, chemicals, filters or repairs.
Record rainfall-related closures, freeze events and equipment recovery by date. Keep ordinary seasonal maintenance in the operating cost base. Support any unusual adjustment with invoices and a clear explanation of why it is not expected to recur in the same way.

Separate passenger access from truck traffic and forecasts
NMDOT publishes distinct measures for average daily traffic, truck traffic, future AADT and seasonal factors, with public MS2 access to available data. Not every measurement exists for every road section. Identify the source, count year and vehicle classes behind the presentation.
A strong interstate or freight count does not automatically benefit a passenger-car wash. Follow the actual exit, turn and driveway route, then compare the accessible traffic with the equipment limits and opening hours. For an Albuquerque, Las Cruces or Santa Fe-area location, use the relevant approach instead of a broad regional travel total.
Where projected growth is part of the seller’s story, show the current operation separately. New housing, a road project or a larger wash configuration may be an opportunity, but none is a substitute for evidence of today’s paying customers.

Resolve the highest-consequence mismatch first
New Mexico recorded 134 employer establishments in the stored 2023 washing/detailing extract. That historical figure is not a current valuation or demand measure.
Prioritize a missing or mismatched water-use record before polishing a sale brochure. Next reconcile disposal continuity, normal operating margin and any owner duties that must be replaced. An adviser can then distinguish the saleable operating business from unresolved property or expansion questions.

Prepare Las Cruces water controls and drainage evidence
The Las Cruces guide connects backflow test results, consumption monitoring and the wash’s wastewater determination with property-specific stormwater records.
Owner questions
Is owning a New Mexico well enough to support a car wash sale?
No. Verify the actual right or permit, authorized commercial use, quantity and proposed transfer. A domestic-well document is not evidence of commercial car-wash authority.
Can dusty months be used to forecast higher New Mexico wash earnings?
Use the actual customer and cost records. Regional dust or dry-weather conditions do not establish a site’s volume, margin or future water availability.
